지역적 코드의 반영과 경제성을 고려한 최대분양면적 확보, 지역 건축물과 유사한 건축 및 구조환경 구축. 티피컬 디자인(남들과 다르지 않은 전형적인)은 도로와 마주한 전면에 6대 주차공간확보와 상가를 위한 1층, 게대가 1층 상가시설은 개구율이 50%이상 확보되어야 함. 여기에 지붕의 70%이상이 박공지붕형태로 이루어져야함. 이런 조건을 반영한 건축공식을 적용. 공식적(법적)으로는 이웃한 건축물과 유사한 건축양식을 표방하지만 겉과 속이 여기 그래블팩만의 고유한 DNA 확보. 어반 패브릭 속에 유니크한 캐릭터 창출.

5층 같은 4층짜리 건물, 그이유는 경제적인; 분양을 고려한 공간구성이 답. 총 5세대는 약 66sqm면적에 유효한 크기의 2개의 침실과 거실을 가짐. 가족구성 패러다임 변화에 따라 커플 또는 한자녀 가족을 타켓으로 공간, 크기 설정. 공간의 해답을 찾기 위해 3차원 퍼즐같은 조닝구성. 이는 3개층 높이의 세대와 2층높이의 세대로 조합. 그래서 2+3=5같은 4층 건물 완성.

이곳만의 로컬코드를 오히려 적극적으로 사용. 각 세대마다 박공형상 발코니를 선물. 아이들의 놀이공간 및 안식처로 활용. 어른들에게는 외부조망을, 내부공간에는 자연채광을 제공함. 개성넘치는 공간으로 재탄생.

소규모 주거시장의 또다른 패러다임. 과하지 않은 몇가지 건축어휘를 일관성 있게 사용. 모던 그리고 심플.

It all happened only within last few years. The mixed-use housing blocks that once were empty in Gwanggyo New Town are now densely filled with new buildings. Due to the descriptively written local codes the economic desires of the owners that is to maximize rentable square meter, most of the buildings in the area have structurally similar designs. The typical design offers 6 parking spaces in the front of the building with the first floor dedicated for a store. Two small residential units are placed on both of the2nd 3rd floor, one large residence on the top floor. The local code requires the first floor store to have 50% or more transparent walls. Furthermore, 70% or more of the roof should be gabled, the slope of the gable must be between 1:1 1:3 (height: distance). As a result of this specific “architectural formula,” formally similar buildings with different exterior interior finishes create this unique urban context of the site.

A Four story building, but like a five story building

Instead of following the “architectural formula” of the area, the Gablepack proposes 5 residential units that are all similar in size – 66m². Therefore, all the units can have 2 reasonable size bedrooms and a living room. It reflects the rental demand of the area, as most of the tenants in the area are families, usually a couple with a child. It creates a better return for the owner. In order to do this, we had to invent a three dimensional puzzle like composition. Because once we place the core space, each floor is left with only 100m². As a result, Gablepack has 3 double story units, and 2 double height units, and this 4 story building has received suspicious glances as if it is a 5 story building.


Small Gables in a Big Gable

Instead of only applying a gable roof shape in the exterior, we decided to actively use the gable form to improve the interior space. We applied the gable form in the living spaces of the units, in the balconies, and on the windows. Thus, all the units have spacious floor to ceiling height and the balconies with an open view. The 2nd floor units have attics, and 3rd and 4th floor units are double story units. It is to compensate the small square meters with spacious cubic meters. The protruded balconies and the windows are all different in sizes, responding to the different characters of the units. The store space on the first floor can be divided into two stores, and the gabled entrance of the building follows the overall concept of the design.


Communal Space

As one walks into the entrance, the bright hallway, located deep inside the building, welcomes the residents. The skylight from the roof brings warm daylight deep down into the first floor lobby. As one walks up the stairs following the light, the stair hall becomes wider and meets a vertical void where one can view all 4 floors. The communal space is modestly designed, but the warm daylight fills up the space for the residents to greet their neighbours.
