이번 프로젝트의 가장 주안점은 대지가 가진 입지적인 특징을 발현, 어반 컨텍스트를 거스르지 않는 범주 내에서 건축물에 장소성을 부여하는 건축환경 구축에 있다.  Matías Romero 와 Dr. José Maria Vertiz 도로 교차지점, 364sqm 대지위에 15세대를 위한 6층 높이의 공동주거가 제안된다. 이웃한 건축물과의 관계를 고려, 차별화된 파사드 계획은 다양한 레벨에서 외부환경과 관계를 맺는 주거부의 테라스 및 발코니와 유니크한 패턴을 가진 서비스 영역의 파사드로 표현된다. 일정한 패턴 및 개구부를 형성하는 콘크리트 삼각형 패턴은 주차장을 비롯한 주요 동선, 코어부를 마감하며 주거부 입면과 대조적인 입면계획을 완성한다. 특히 무방향성인 콘크리트 패턴은 내부의 자연채광과 환기를 확보하는 주요한 기능적 요소인 동시에 공동주거의 아이텐티한 캐릭터를 부여하는 디자인 요소로 사용된다.

The project is located in a square site of 364.00 m², at the corner of Matías Romero and Dr. José Maria Vertiz streets. The project consists of a building of 6 levels, the first level is for parking and lobby, while the other 5 levels are for apartments, with a total of 15 dwellings.

As it is located in a very important corner of the area, we designed a striking facade that would not break with the style of the neighborhood. To achieve this, we designed a grid that gives movement to the facade, with a play of openings that generate balconies and terraces that vary by level.

Similarly, we worked with the designer Ariel Rojo to create a concrete lattice that serves as a facade for the services (parking and circulation core). In order to give a greater contrast to the facade, the entire building is made of white concrete, easily differentiating the dwellings from the services.

The operation of the building is divided into a tower and a shared courtyard. The vertical circulation and emergency stairs are located in the same core at one end of the building, this core is confined to the concrete lattice, allowing constant ventilation for this space.

There is a lobby on the ground floor, communicating the parking area with the vertical circulation. All residential premises have natural lighting and ventilation, as well as the bathrooms and kitchens.

The roof of the building is intended for the exclusive use of residents from the upper level, leaving a space for common use for residents from all apartments.

Each level accommodates 3 apartments ranging from 65 to 95 m², which open onto the exterior facade. To this we add the interior side yard which provides excellent lighting for all apartments. To reduce the circulation, hallways are divided by vertical tensors with vegetation, leaving the back area as a private balcony.

All apartments have balconies and terraces in all areas, thus providing greater spaciousness in small apartments.
